BRC for recently fitted boiler - missing

We are so close to exchange - been waiting for a BRC (?) for the boiler, which was fitted 2019.

Now the vendor is saying he doesn't have it, but he has an invoice to show the boiler was fitted by a Gas Safe engineer. It's been serviced as well, all fine.

Do we need to panic?
FTBs, in case you can't tell!

We just got a gas fitter in to certify ours after the fact, can your seller do that? It cost about £30.

I assume it means Building Regs

I'd contact the company on the invoice who fitted it and ask if the boiler was registered. Its they who have to do that and they should have a copy of the cert.

Sorry, it was meant to be 'Building Reg Certificate'. Which isn't actually the issue!

Apparently it wasn't registered by Gas Safe when installed. Is it possible to check and certify after installation?

Whoops.

The installer needs to register the installation.

I’ve honestly never heard of this. I doubt my boiler has a certificate. Is this for all boilers in just normal properties? Is it just for newly installed boilers? When was this rule introduced?

If the installer can't be contacted to register the installation the seller can either pay for a retrospective inspection and certificate or with your agreement may offer to take out indemnity insurance.

Wow, my boiler is pre-1996, which is when we bought our house, so we don’t have a certificate. It has never once broken down.

It's for boilers installed after April 2005 so yours doesn't need one.
