Am I being ripped off for house rendering??

So I’ve got a 1930s 4-bed semi that desperately needs re-rendering. I’ve just had my first quote in and… it’s nearly £17k not including scaffolding.

I’d budgeted £8-10k based on the size of the house and allowing around £60 per square metre. It’s for silicone render (PRB, which is not K Rend but similar) with no added insulation.

I’m being had, aren’t I?

If you had this done recently can you share what you paid?

Get at least 3 separate quotes and go on checks trade to check out reviews

Our neighbours have had local Plasters in to render their house. They did a brilliant job. Total including plaster was £5,000. We are in the south west. This was three months ago so it was recent.

I think you've been over quoted by a lot.

Thanks. I’ve got some more quotes coming but I’m just gobsmacked by that amount and worried that I’m way off.

try the job price sites...there is a good one but cant remember the name now....!!....check a trade is dodgy...lots of fake reviews....avoid all those sites.

I think that quote is extortionate. I had my detached house in Yorkshire rendered about five years ago and it cost me 4K. They did a really good job and it has stood the test of time so far.

We had a 3 bed detached house rendered last year (not K rend) and it cost £6k - Surrey

I think it’s about 140 square metres? That’s guessing the height of the house though. It’s a 3-bed 1930s semi that’s been extended on the back so it’s now 4 beds, to give you a picture. Not a huge house by any means!

Can I ask those who’ve had it done - was that including hacking off and applying a base coat or just rendering over the top? He reckons it’s a ‘bit more’ because of that.

5 years ago was a different era - literally. Not really helpful to quote prices from 5 years ago.

OP, you may get a slightly lower quote but it may not be much less. I think your own budget is too low. Demand is high and materials cost a lot more. Even scaffolding is so much more expensive.

I had 3 sides redone a couple of years ago £5,000, South Wales. Included scaffolding and skip.

That included hacking off, pebble dashed and one side previously wasn't pebble dashed.

He can’t blame it on scaffolding as the quote didn’t even include it. And when he was here we were talking about rising cost of materials and he said it hadn’t affected plastering so much as other trades. So I don’t think he can blame that.

I understand that things are different now and everything is going up, but this quote is over twice what everyone else has paid here. I always thought I might have to go up to 10k, but not this.

We paid £8.5k, 4 years ago.

Similar system to k-rend, large 3 bed 1930s semi. It including hacking off bits that were shot but left bits that were ok.

I would get more quotes…

1 neighbour of mine paid 10k for a 4 bed semi k rend 2 years ago. Same company has just quoted my other neighbour 17k for a smaller 3 bed semi.
Obviously their costs haven't nearly doubled but I think it's a case of supply and demand for their time
