How does this building quote seem to you?

I’ve been waiting months to get quotes for building work. My trusted builder has come back with £43k , I’m looking for wisdom and experience of these covid/brexit times to understand if this is high? By 2 years ago it’s probably outrageous 😱🙄
So works are:

  1. Conversion of existing windowless room to sittingroom- includes new picture window, roof lights, patio doors, decor, wiring, moving radiator, raising floor, raising roof with a new flat roof
  2. Renovating another flat roof
  3. Remedial work on main pitched roof and dormers ( stuff like replacing broken tiles, replace facials etc
  4. Replacing side passage and rear patio with new flags/wall…nothing fancy

It’s a frightening amount of money for a lot of stuff I won’t actually see 🤣😳

I am still waiting on another quote ,they have information but still haven’t sent it through despite chasing…

Just wanted a general high level view if this is in line with what others are paying just now?

Sounds reasonable to me. How many days/ people will the work take?

Don’t know….but I would say at least 1 month and maybe as much as 6 weeks….I’ve yet to see the full breakdown oh their costs..waiting for that to come this week and can see if I can make some savings … It’ll involve multiple trades though, and builder will project manage…there’s a lot of bits and bobs rather than just 1 single big job like an extension.

I am guessing but I think builders/trades days rates are at least £300 now so 6 weeks of one guy would be £9000. I am assuming you will need several people and materials are expensive now too. At least half that cost will be labour costs.

Does the quote include all materials and supply of the doors, windows, rooflights etc? If so, I'd say the quote is reasonable.

Item 1 alone would probably cost about 20k all in for materials, windows, labour, doors etc for an average sized room of 16sqm or so.
