What would you do with this room?

Browsing property as we plan to upsize from our bijou 1 bedroom flat.

This one is listed as 1 bedroom but in addition to ok sized bedroom, large lounge / diner / kitchen and a bathroom it has this room upstairs.

Almost the entire floor space of the flat over again. Can't be officially listed as a 2 bedroom flat presumably due to fire regs.

Would you use it as a enormous master suite bedroom, a living space leaving the 'lounge' space downstairs to be dining / kitchen, or something else?

There are only 2 of us so only 1 bedroom actually required but would be nice to have guest space.

What would you do with this room?

I used to rent a room like this when I was a student and it was fabulous! So light and airy, I had a huge bed, sofa and dressing area so I’d definitely have it as a master suite and use the other room for guests. Depending on space you could have a roll top bath in there 😍

Just a note, I was a bit ambitious with the description, it's about half the entire flat footprint over again - not all of it.

We haven't viewed it yet @whatnumber. DP is a lot taller than me so that will be the test.

(If he can't stand up in there maybe it can be my space and he can stay downstairs Grin)

My current room is in the eves and it’s so lovely, yes you can’t stand up in a lot of it but the main space you can. We keep toying with putting dorma windows in to make more headspace but I love the current feel of it. As long as you have blackout velux blinds it’ll be perfect.

One of the other buildings in the row has dormers so it would be a possibility.

It has a couple of 'cons' : communal garden rather than private outside space and 2nd / 3rd floor with no lift but the overall size of it and that room has us very interested! It's in a gorgeous old solidly built terrace in a crescent with big rooms and high ceilings. Plus it's significantly under budget as it's only being marketed as 1 bedroom.

Fingers crossed for a viewing Monday.

How is it advertised in listing? If it's not added as a room id guess it doesn't have the correct specification for it to be used as a room.

@Citygirl2019 It's listed as having 1 bedroom and 2 reception rooms, this one being the 2nd reception room. Estate Agent description as follows; 'an upstairs room that could be utilised as a further reception room or bedroom'.

Not sure why it's not specifically marketed as a 2 bedroom, suspect something to do with building / fire regs. There's a proper staircase to the room with a door at the bottom.

Spare bedroom for guests, desk for home working, then, the ultimate excersie space, get a tradmill, a bike, ahhhh.

We used to live in a flat which sounds almost exactly the same as this!
We had the loft room as a lounge, the downstairs - kitchen /diner, bedroom and spare room/study.
Then we had a baby. Study became his room and the computer moved up to the lounge. It was massive so we had 1 end as study, middle not as lounge and then banana toys in another area!
We then had another baby so moved to a traditional house with a garden! DH still misses the flat, although I think part of it is remembering a less stressful time before kids!!)

Turns out the attic room has been approved for use as a bedroom by fire and building regulators, the reason it's not been classified as such is for local rates which increase based on number of bedrooms. The previous owners didn't use it as such so didn't declare it as one. We could easily have it reclassified as a 2 bedroom flat.
