Found a house but ours isn’t on the market

I know it’s silly but I want to move to a specific area (it’s only 2 streets & only round the corner from where I am now)

A house has come up on the street that could be perfect for us.

We have only lived in our current house for 2 years so would have preferred to wait a bit longer before moving again.

Our last house sold within a day of going on the market which put us under loads of pressure to find something else.

Is it worth ringing the agent and booking a viewing? Will they let me view if I’m not proceedable?

Do I wait a few days and see if any early interest dies down first?

Anyone got experience of finding a house and then selling a house?

Doesn’t hurt to ask for a viewing. If the agent is reluctant say you also want to put yours on the market and ask if they will do a valuation for you. You don’t have to proceed if you don’t get like/get the house but the valuation will be free and interesting in any case

As Twiglets1 says, no harm in asking. I agree that if you tell the estate agent you want them to value and sell yours too then they're more likely to let you view, as they can potentially earn money from the sale of your house too, and they can put in a good word with the seller if they think yours will sell within a couple of days. Go for it, you've got nothing to lose :)

Hi OP, good luck! We did this recently as also looking at a very specific area. As previous posters suggested, we used the agent selling the house we wanted to also sell our current house, which was fine- they were very determined to get both commissions!

We did this recently - specific house came on the market, we viewed it the next day. The following day we put ours on the market (again, same agent as the one we wanted to buy) and 10 days later we had a complete chain. We were pretty lucky but shows it's worth a shot!

So I’m on the waiting list to view it, they have 14 booked already. Didn’t ask anything about my position but maybe that’s because I don’t actually have a viewing appointment.

I’ve done more digging and found out that it was previously sold but the chain fell through and they are desperate to get it sold and back in the chain.

I’m going to see what happens after the open day, I can’t compete with someone who is already sold but if nothing concrete comes of the open day then I may have a chance.

I think with 14 viewings already it is highly likely someone will offer who has already sold or is a first time buyer unfortunately. But if you do lose this one there will always be another good house in the future. Anyway Good Luck
