Just found out that our sellers have pulled out of their onward purchase (we were a chain of 7)... they have just offered on a probate property.

Feeling really downtrodden, we literally just put our mortgage application in and paid the application fee, paid for our searches and survey last week.

If their offer isn’t accepted then we are back to square one with them trying to find a new place. This took them months before due to their very specific requirements.

If their offer is accepted... then the chain is smaller but am I right in thinking probate properties usually take quite a while anyways?

I was finally starting to feel hopeful and now this short phone call has dashed all of that.

I'm so sorry to hear this. Our purchase was a probate sale and it was incredibly quick, so hopefully it will be the same for you.

Depends if probate has been granted. If it has then great, if not, I'm afraid you could be in for a wait. But if that's wiped out much do the chain then that is a good thing!

Thank you. I know I am probably being a bit ridiculous but I just honestly thought we were finally getting somewhere and to have it all potentially collapse so suddenly has just thrown me completely.

Fingers crossed probate has already been granted and their offer is accepted then....

The other thing may be that even if it is a private sale because it would become just them and the probate property they may be more willing to go into rented

We bought a property that was going through probate last year , took nearly seven months all told

I am buying a property where the owner died in July but probate I is clear and we are exchanging In two weeks.

Probate properties can complete very quickly. I think it was 2-3 months for us from offer to moving in

I really needed to move within the six months so hopefully that can still happen....

My dad passed away in August last year
I applied for probate in Oct and it took 7 weeks
I used a firm to do it for me as I’m a lazy cow 😂
Buyers were aware it was a probate property and that I had already applied for probate
It really depends on how efficient the person applying for probate is and if they have everything that is needed
I needed to get a copy of my parents wedding certificate - so that took an extra week or so as I had to order it

They should have a rule where you can't pull outbof a sale after a certain point.
