Planning a Rear extension, any idea of tree laws?

Hi there,

I'm planning on putting in a rear one storey extension on my property. It won't be a huge extension only 4 metres long by 5 metres wide. So won't need full planning.

My neighbour has a huge tree in her garden, its approximately 8 meters from my house and 4/5 metres from our boundary. I have no idea if it has a TPO, but I'm conscious of the tree laws and worried this will scupper my plans to build my extension.

Does anyone have any idea on tree laws and how I go about not annoying my neighbour but also get my extension?

Any TPO order will be listed on your council website.

It only lists the trees not the actual site, I have no idea what the tree is 😬

Best to check the species of tree and the distance from your proposed extension. Our Council came out to check these things and we had to get rid of a tree otherwise we couldn't have extended.

Friends were told they had to dig 2m deep foundations as a row of tall hedging was too close. An extra 5k on foundations alone.

This is in a neighbours garden, not mine though. I've just taken a look, because the tree roots might be on my property then I have a right to be able to cut back anything on my boundary. So should be ok. But I'll make sure everything is done properly with the architect before any works happen!

This is the tree, any idea what it might be just from the leaves? This is the best photo I can find.
