If a fridge/freezer, washing machine, cooker etc. Is on the F&F list can the vendors then ask for you to pay for the items?

No, if they want to offer you the chance to buy it, it shouldn't be on the fixtures and fittings list. We purchased some furniture and appliances from our sellers through separate negotiation. None of it was originally listed on the F&F list.

The F&F list has a tick column for "included" or "excluded" - and if items are "included", the vendor can choose list a price for these if they wish.
Obviously usually for free-standing items like white goods, or curtains, or even wardrobes etc - not for integrated goods and such.
You don't have to agree to pay for them, but then of course they wouldn't leave those items.
I think in our current house, the vendor asked for a price for custom-made blinds for the windows, we declined, and in the end they left them anyway (because what use would custom-made blinds be in a different house anyway?!)
