Leeds v London Im in a pickle.

Hello all, we are hopefully moving soon and its between 2 houses, they both seem to have what we need around them so now its just choosing based on area and we are going round in circles in that department.
would you rather live in postcodes N9 Erdmonton London or LS9 Leeds and why?

I don't know anything about that area of Leeds (though I love the city centre) but I'd avoid Edmonton like the plague. It's really not a particularly nice bit of London.

What's driving the move? Those seem like two pretty different options. And what's your budget? There are definitely nicer parts of north London!

@redavocado thank you thats more what ibwas wanting to hear, peoples specific opinions on whatever place they know.

@fhee im more wanting to know if anyone knows either of them, maybe someone will know both but if not then opinions on either is helpful to build up a better picture

What part of LS9? Because that is east Leeds and some parts are very rough.

Why these two specific areas? Do you have family/friends/jobs in either location that’s made you consider them?

That isn’t the best area of Leeds, unless the property you are looking at is just on the edge of it, near Temple Newsam.
I moved from London to Leeds and love it up here. But one of the advantages is the cheaper cost of living. Surely with a budget that includes a London option, you could try a different area of Leeds. If you want to be out in that direction I’d suggest Rothwell, Woodlesford, Garforth.

@lawnfever Yes they are both near family and we cant afford to buy or rent high right now so both homes belong to family members and will be let to us

With the caveat that I don't know that bit of Leeds at all, I'd go for Leeds if you can't afford to buy or rent privately at the moment. It's far cheaper than London so more chance that you'll be able to do so in future. London and South East prices are insane.

Ls9 is that Harehills? It's a very diverse area which comes with a lot of positives - we go there for Asian groceries, good places to eat etc. However it does have a high crime rate. I see it in the news quite a bit. There's sometimes trouble there. I have no idea what it's like to live there but I personally wouldn't buy a property there, simply because of reports I hear. However, I imagine Edmonton is similar (I have a relative living there). Do you want to live in Yorkshire or London? Maybe look at the bigger picture. I live in Leeds and love it.

I know the Leeds area. But I cannot comment on the other area OP. Perhaps ask on a London thread?

What opportunities do you have in London work wise compared to Leeds? It's seem like it's one extreme to another.... I agree with another poster LS9 isn't the nicest of places.

I wouldn't live in LS9 (I did many, many years ago). It's not the greatest area.

I don’t no the London one but personally I would avoid ls9. Leeds would more than likely be a lot cheaper to live at though. Cheaper cost of living.

I’ve lived not far from both areas (admittedly not for a few years) and whilst they each have their challenges - about equal I’d say - I’d choose Leeds over London every time. Wonderful city, generally friendly supportive communities and as @redavocado says the chances of you affording something better in the future somewhere in Leeds is much more likely than in the SE.

Surely the decision isn’t primarily about ‘two houses’ currently available for rent from family members, but where you want to live and work?

London has a lot more jobs than Leeds. But housing costs are very high and cost of living higher too. Do your occupations mean you have good options for work in Leeds?

Harehills and Edmonton, oh dear. Sorry- both are bad with Edmonton being slightly worse. But the good news is that you will eventually be able to afford something better in Leeds if your rent is cheap for now and you can save. In London you will only be able to afford another crap hole for a lot of money still. In this scenario I would go for Leeds as your life generally will be more affordable and you will be able to save more. And, I always find that a bad area in Leeds has still friendlier people than a bad area in London.

I live about 30 minutes from Leeds and I do like it, obviously it’s much cheaper than London
LS9 isn’t the best area but I don’t know anything about N9 so can’t compare the 2
If it’s Leeds vs London though and either is ok job wise etc then I would go for Leeds from an affordability point of view - plus while I like visiting London I am always happy to get home to Yorkshire as I do like it up here

OP has been offered a house rental by family in either of those 2 areas.

Don't do it!
Don't mix family and business.
Don't live somewhere awful just because it's super-cheap unless it's very short term.

Do what most people do: decide important factors (jobs, amenities, schools, etc) and locate accordingly.

My DD and her DP moved form London to Leeds last year after they realised they could not afford what they wanted to buy in London. They are in the Harehills area and have bought a lovely Victorian townhouse. They chose Leeds as that is where her DP grew up and the train into London doesn't take too long as DD has to be down once a fortnight for her work. Her DP has got a job locally. They seem to love it.
