New kitchen & bathroom

This might be a stupid question, but I'm a total newbie to this so I'm going to ask anyway

We've seen a house that we really like, but it's pretty grotty and it needs work. We'd need to remove the artex wallpaper and repaint it, it would all need new carpets, apart from the kitchen & bathroom which would need new non-carpeted floors (obviously!)

It needs a new fitted kitchen, including all new oven, extractor fan, fridge, etc etc. The bathroom is much the same, everything needs to be ripped out and redone.

It's 1100 square foot, four bedrooms.

Is anyone clever able to tell me how much they would budget for this? Looking online I'm seeing about 12K for a new kitchen and about 5K for a new bathroom (bath, shower, loo, sink) but I have no idea if that's right.

Also, another silly question: provided it was all booked in in good time, how long would you need to allow to get all of this done?

Any input would be very gratefully received.

We are just getting quotes in for a new kitchen and bathroom. We have had 2 kitchen quotes so far. One at £18k and one at £12k. I am getting the third quote later today. The bathroom quote we have had so far was £6k.

If it is actually Artex that needs removing you may need to get a specialist in as any Artex that was used before 2000 contains asbestos. You can take a sample of it and send it to be tested to an accredited company.

It's unlikely you'll have nice smooth walls ready to paint - so you'll need lining paper (time consuming) or plasterer/skimming (money).

£12k would probably cover the kitchen - add more if significantly moving utilities, having quartz worktops or amtico flooring.

I've had quotes of around £5k labour for a bathroom (edge of London, not very big, including tiler) but would need to buy the suite & tiles on top of that. Im estimating ours is gong to come to around £10k total inc new extractor fan, underfloor heating (dry mat system).

We have just moved into a 4 bed house that needs redoing from top to bottom. Sounds similar work to what you describe. We had £35 k but we are about to run out and aren't able to finish the bedrooms.

We tested the artex for asbestos and it wasn't, luckily.

We also fitted the kitchen ourselves as that was £5 k.
