Any idea on time frame?

Sold out home to a cash buyer. Found a house. Heard today that the sellers have cash purchased an empty properly. So Its only us with a mortgage.

How quickly could this happen? Any ideas?

We went from offer to exchange in 8 weeks (though was a bit of a push at the end as searches only all came back 2 days before exchange). The mortgage bit was quick (maybe 3 weeks at most?). It was solicitors that took the time. We are in rented and our vendors are moving into a second home they already own. Even still with cash buyers in the chain you can run into issues.

Ours was 5 weeks from offer to moving in. We were FTB and the sellers were buying a new build. Really smooth!

When I sold to cash buyers, it took 10 weeks. I was moving in with family so no chain this end. My buyer didn't have a survey done, wanted it done fast to meet stamp duty deadline (and did).

From your description, the two things which could slow progress down are whether the cash buyer gets a survey, and the type, and how long it takes for you to get your mortgage offer through on the other side.

My current purchase (I'm not a cash buyer!) has taken over 6 months and counting...so it really does depend!

I HAVE saved loads more money as I'm living with family, so no rent to pay, although I do contribute (a bit). Every cloud and all that.
