Advice on living in Tintagel Road BR5 Orpington?

Hi! I need advice on Orpington please. How is Tintagel Road in BR5 Orpington?
We are a couple living in central London and expecting a baby in May 2021. So looking to move to Orpington. I have heard BR6 is the preferred area there, but we came across a house on Tintagel road and were wondering how is it in terms of safety, security, especially with a baby.

congratulations on your news, which end of Tintagel Rd are you looking at, it goes on forever and is a bit away from the shops and transport.

We are going to view a property on Saturday at Porthallow Close in Orpington and I wonder if you have any views on the area, if it's a safe walk to Orpington station and if we can easily reach the train station by car around 8am on weekdays. Any piece of advice would be more than welcome! Thanks fellow Mumsnetters :)

I think Tintagel Road is fine. Either end is nicer than the middle IMO.

For your DC, you will be near Blenheim Children's Centre and Priory Gardens (both excellent in different ways) and Harris Primary (Ofsted good).

There is a small row of shops on Eldred Drive (convenience store, pharmacy, bakery) but you're a bit of a walk from the main shops and the train station.

You're also near some areas that are not so safe.

Make sure you're getting more for your money than in other parts of Orpington, like an extra bedroom or a garden or something like that.

If the viewing goes well maybe stay around, have dinner (lots of nice options on the High St) then walk the length of Tintagel Road in the evening and see how you feel about it. I'd be perfectly happy living there, but I imagine it might not suit everyone.

This is a nice area. Mostly families. It is a safe walk to the station. You can walk via the main roads or quieter residential roads - all options safe. At 8am the traffic is very bad though, especially during term time with people doing the school run. I'd imagine you could be quicker walking or if you want to drive then time it to avoid the school run.

Thanks a lot for the details! We are looking at multiple houses across BR5 and BR6 both. Are there any preferred areas/lanes/roads you would suggest that are safer?
We can stretch our budget so that won't be an issue.

Yes its alright I suppose - much prefer Eldred Drive; seems a better place to live!

No of course I dont know have any advice on Tintagel Drive - my only advice is find what works for you.

I would advise going there, walking around, think about how you will manage with a baby. How far is the local supermarket, is the local library in walking distance? Is it easy to get to the park? Does the park feel ok and would it be OK with baby? Are there buses available? Can you get a feel for what are the local people like - mainly families/ couples/hmos? Thinking further ahead will you be having to move within a few years to be in the best position for school? And also jobs - is it OK to commute to workplace for you and for partner?

It's all pretty safe. There's nowhere locally I'd think twice about going in the day.

Orpington unsafe is antisocial behaviour (cars getting keyed, eggs thrown at houses, fly tipping and that kind of stuff). Not nice for sure, but not stabbings / muggings etc.

Safest areas are probably up near the hospital and towards Green St Green; the streets off Sevenoaks Road; the area towards Petts Wood.

If you can get off street parking and a drive or a front garden, you'd be safe from most of the potential issues

Actually I've also heard that dog thefts have been on the increase. Not sure if that's a local problem or if they're just on the increase nationally, but it's very sad. Maybe one to look into if you have a dog.

Hi, we are a couple and planning to buy a property in Tubbenden lane, Orpington. May I know how is the area in terms of safety and good school as we plan to start a family soon. My husband travels to work everyday so safety is important and we don't drive as well. Planning to learn driving once we settle in.Please share any valuable inputs and suggestions. My parents live in an adjacent street and I grew up there as a teenager so I would be happy to share some thoughts.

It's a very safe area with a community spirit and good proximity to some nice schools including Tubbenden Infants/Primary for younger children. Senior school wise there are lots of options, including some of the best grammar schools in the area Newstead Woods Girls School and St Olaves. You're a short walk away from station and the high street plus there are lots of local buses if you don't drive. It's an area that attracts a lot of families and people tend to stay- which I think is a good sign.

The one downside of Tubbenden Lane is because it's so close to a number of schools, traffic can be pretty bad during pick up/drop off. You quickly learn to work around it though and usually there aren't too many issues.

Hi all, thank you for all the information already available within this thread.

Similar to OP, we are going to view a property near Kent Close and in BR6 soon. Would any of the fellow mums here have any guidance about the area as we are hoping to move into a family-like community with access to good nurseries, children’s centers, hospital and safe walking/bus access for mum & baby between all these.
