Going round in circles about moving

Expecting surprise baby no.3 in June. At the moment we live in a nice 3 bed, nice area, kids settled in school, close to work etc. They are DS10 and DD8 so no one can share. We're pretty sure we're going to have to move. For one thing, we're a bedroom short, but we also have no garden which is an issue for me now we'll soon have a toddler.

Problem is, we'll struggle to get a 4 bed close enough to school on our budget. I genuinely don't know what to do. I don't really want to move schools but our house will be too small at some point. I also don't know, if we do move, whether to put our house up for sale now (I'm 21 weeks) or wait until after the baby? I just keep going round in circles about what to do! What have other people done in a similar situation?

Loft room?

I know people that have kept the baby in with them for a years.

We had 2 sharing with 10 year gap for a while it was basically a cot bed in corner of the room, all the toddler toys were downstairs etc.

I would say wait, and have the lo in with you for a while. It will give you more time to plan what's best. I was kind of in your position (one-bed flat, expecting twins) and we were trying to move, but it got so stressful that we took the flat off the market towards the end of the pregnancy and eventually moved when they were 18 months old.
