Builders quotes for an extension

Will a builder quote without the architects regs? We're applying for planning permission for a 2 part extension/adaptation. We don't think we'll be able to afford the 2nd part for some time and may not do it at all. The architect has broken down her fees for the regs with the 2nd part of the regs optional but we don't know whether to fork out extra money now, in case we don't go ahead. But without a builders quote, we won't know if we can afford it!

We have had builders quotes based on architect plans but before builders reg drawings.

You can get an estimate based on the planning drawings - we did - but the builders will have to make all sorts of assumptions about the detail of what you'll want. In our case the electrics alone added thousands.

Make sure the builders you speak to spell out what they've included e.g. how many sockets, lights, radiators etc. so you all know where you stand.

If you want a "quote" (i.e. a firm price which will only change with justification e.g. change in scope) then you need to specify everything fully, either on a drawing or possibly by a detailed description.
