Sevenoaks area

We looking at maybe purchasing a house in Sevenoaks/Bat & Ball area as it has good links into london and housing cheaper than London in some areas. What is the area like in general, is it a good place to live and good for schooling?

It depends really, what are you comparing it to?

Crime wise it’s probably the worst area in Sevenoaks but then better than some parts of London. The main problem is the traffic that runs through it and also that they keep building new houses with no infrastructure (road / doctors etc). They knocked down a gas tower and are planning on replacing it with a huge ten story circular block so if you do move there make sure you are not in its shadow! Also parking is bad as all the new developments will allow the minimal parking space per property expecting you to use the trains.

The station is ok, slow trains go to Blackfriars, but you can also get a train to nearby otford (to go to Victoria) or sevenoaks (to go to Charing x, London Bridge, Waterloo)

Schools are good. The primary schools nearby all have very good reputations - sevenoaks primary, seal, St Johns.

For secondary you have knole, trinity, Weald girls grammar and a new boys grammar within walking distance. Knole has a bad reputation but I suspect it is only a handful of bad kids. Nevertheless kids from there are on local Facebook groups a couple of times a year having fights and so many people spend hundreds on tutoring their kids for the 11+ to avoid it. Trinity is supposed to be fantastic but I believe it’s catchment area is only about a mile unless you are a churchgoer.

Sevenoaks is a nice place to bring up children - parks, Knole, the Stag cinema / theatre.
