If you had 2.5million to spend to live in or around Sevenoaks where would you live?

I would love to hear some ideas and suggestions from those who know the area well. If you had this budget where would you live?

We are currently SE London visit Sevenoaks often but don’t know area too well…

My husband needs to get into london 4 days a week for work so he would want to travel ideally from Sevenoaks station and be no more than 2miles from it. My job is wfh for the foreseeable future so commute is not an issue for me.

We are looking at independent schools (both primary and soon secondary).

Any suggestions please do let me know! Thanks in advance

Hi OP, if DH needs to get into London 4 days a week I think you would want to be fairly close to the station as parking can be tricky, there are station car parks but the waiting list for a designated space at one of them was very long (but that was pre Covid so might be better now). You can also reserve a parking space online but it’s subject to availability. If you are planning on doing the dropping off and picking up then probably not an issue.

Generally speaking in your price bracket I would focus my search around the Sevenoaks areas of Kippington and Wildernesse, you would get a lovely property whilst still being fairly close to the station and easy access to the high street for the shops, cafes, theatre and things for the DC to do.

There are several prep schools all very good but depends what you feel is the best fit for your DC so I would make appointments and visit them all. Independent Secondary schools there is Walthamstow Hall (Girls 3-18yrs), Sevenoaks School (mixed 11-18yrs) and Radnor House (just outside Sevenoaks in Chevening mixed 2-18yrs). If you want an all boys independent then you would need to look slightly further out at Tonbridge School (13-18yrs) but it’s only one stop on the train from Sevenoaks.

We rented a house in Kippington Rd about 10 years ago just after we moved out of London. Decent walk to the station and ditto all the points made by other poster above.

We’re now over in TW but quite a bit further out of town.

A lot depends on whether you really feel you want to walk to the station or whether you prefer to drive in. If the latter then it will open up a lot more country properties with more space in and outdoors. When we first left London we were quite set on still being walkable to town, but moved again a few years ago when the hassles of traffic got too much.

Oh this is such a mumsnet dilemma! Good luck OP. I'm here to check out the links people find...bet there are some amazing houses out there for that sort of money (meanwhile back I go to searching for houses for 1/10 the price)

I would steer clear of anything within a couple of miles of the M25, unless you are ok with constant background noise.

@mjf981 - I suppose it depends where you live but my brother has bought a house with his wife for less than 1/10 of that and they are slowly doing it up as and when and it is lovely . I rather covet it actually .

You won't hear the M25 in Sevenoaks itself but you may in one or two of the outlying villages that back onto the motorway ie. Chipstead/Bessels Green/Dunton Green.

I've just checked Google maps and I live 0.28 miles from the M25. There's no background noise. Appreciate that it depends massively on wind direction, road surfacing, height of the road, and topography in general. But I wouldn't discount a property you love on paper without visiting first.

Just to clear things up, central Sevenoaks near the station doesn’t get any M25 noise.
