Really panicking. I have been in my rental property for nine years. The landlord has decided to sell. There is an identical flat next door with a different landlord and it is due to be vacant from April. I have asked the letting agents if I can rent that flat instead but they have said that as there is likely to be a rent increase and my salary is too low, I will need a guarantor. I don't have anyone I can ask. What are my rights/options ??

There are rental guarantor insurance schemes where you pay a company to be your guarantor but they aren't cheap:

You might also be able to negotiate with the landlord to pay the last few month's rent upfront that are only used once notice has been served, in lieu of a guarantor, if you can find the money to do that.
