Building regs & mortgage valuation

A survey has been done on a house that we are potentially buying. The attic conversion they’ve done has planning but no building regs - will this affect the mortgage valuation and if yes, how so?

Can’t be valued as a bedroom... mortgage provider might not go ahead without an indemnity policy but this is unlikely to have any real effect if the conversion needs to be altered in the future to comply with regulations... get them to sort out the paperwork... they have the building details.. it should be possible to get retrospective approval... said slightly tongue in cheek.
