Hello all,

I am sooooo confused. I have made post previously about moving out of London next year but the more I research on where to move to, the more confused I become.

I have listed the areas I would like to move to above. The only area above where I have family is in Yorkshire.

My budget is £260 max and I would like a 3 bedroom. I have an 8 year old son and I would like him to engage in activities such as football because he is already playing.

I don't mind any of the areas and I am not fussy about restaurants etc because I am a homely person.

Please someone should advise me. I just want somewhere good where I can settle.

There is definitely worse places to live than Rugby but it’s just very expensive for what it is and as I say my experience is all your neighbours are big burly blokes that come and go of all hours of the day and night working in the local logistics hubs.

I've lived in both Mirfield and Morley, I would think your money would go further on Morley (property prices are actually why we moved away from Mirfield) although the market in Morley is very active at the moment and prices have risen significantly (though I'd say still within your budget).
As above, the flood risk in Mirfield is very localised so you would be able to purchase a property without that risk if you wanted to.
IMO both are nice places to live and to bring up kids but do each have a different feel to them. I'd suggest spending time in both and seeing how you feel. For what it's worth, the things I miss about Mirfield are the Greenway, canal and the views. I found it quieter than Morley which benefits from things like the sports centre and bigger town centre with more events going on. It just depends what you're looking for.

Market harborough is a lovely traditional market town , there are many villages with good schools just a couple of miles to the train station.

Lutterworth is well positioned but does not have a train station, the nearest is Rugby.

We have friends who live in Rugby and they settled there in a lovely residential area, they are very happy with the schools, there are excellent grammar and independent schools.
I think another poster mentioned multi occupancy houses but I don't think it differs to other areas, .

How about looking at Tadcaster, south milford, Thorpe Willoughby, all close to York and Leeds, 10 mins from M62/A1.
I live in this area. Garforth/Aberford/Sherburn are all decent, with decent properties in your budget. Garforth has 2 stations, 15 mins from Leeds, all are minutes from A1/M1/M62. Lots of grass roots football. Leeds has developed so much in the last 20 years, I came up from London 18 years ago and its a much more condensed city in size, but has most of what I miss in London. Plus its closer to the countryside. And it doesn't take hours to get everywhere. London is 2 hours away by train.

Bramley is awful, Morley less so, but they're very urban areas. I love being so close to the countryside whilst having big supermarkets on the doorstep!

Thanks for your response. I have previously heard that it's a good area. I hope to find a home soon, because the stress is real.

Newark in Nottinghamshire is great. Super pretty, quick train to London, not quite far enough north to be a Bit Grim (sorry, not sorry). One of a chain of lovely coaching towns through the East Mids. I would live there, but I already live 20 minutes away.

Just starting to go up fast now so would move quickly.

I'll second that. Lots of lovely villages nearby, just off the A1.

Huddersfield, is such a rain sodden shithole, even Marks and Spencer left town. As for ‘birthplace of rugby’...it’s called ‘Rugby’ - could be a clue!

1- there a decent M&S food shop. M&S have closed their clothes/homewards in several locations, abs definitely still have a presence in Huddersfield.

2-Rugby league….

This is the feel I had when I visited. It looked soulless. I just couldn't make my head around it but I guess some parts would have some soul to it. I am sure parts of London look and feel, just as bad.

Well, we’re happy in Peterborough. 8yo DS only does after school clubs but there are plenty of proper clubs around.

The river is pretty and Ferry Meadows country park is a great resource.

There are scummy types in the city centre but I suppose there are everywhere.

I’d recommend looking at the areas of Woodston, Fletton and around Botolph Bridge. Or Hampton if you like new builds.
