Hello all,

I am sooooo confused. I have made post previously about moving out of London next year but the more I research on where to move to, the more confused I become.

I have listed the areas I would like to move to above. The only area above where I have family is in Yorkshire.

My budget is £260 max and I would like a 3 bedroom. I have an 8 year old son and I would like him to engage in activities such as football because he is already playing.

I don't mind any of the areas and I am not fussy about restaurants etc because I am a homely person.

Please someone should advise me. I just want somewhere good where I can settle.

Many thanks

Just noticed my spelling mistakes - Pudsey.

Think I have too!!

IbizaToTheNorfolkBroads · 30/12/2021 11:12

@Hoppinggreen, yes you too. We have 👋 often over discussions of Eureka, places to live in the M62 corridor and why it’s not really grim up north!!

MoiraNotRuby · 30/12/2021 11:18

In a grammar school area most children will not go to grammar. Statistically it is unlikely your child will get a place.

I wouldn't move to a grammar area, its a dreadful system. All well and good if your child has a good day on the day of the test, but for the majority of kids and parents it is a stressful and unpleasant experience. The non grammar schools suffer because of the 'easy' kids being at grammar.

FAQs · 30/12/2021 11:38

Mansfield 😳 there is a post on here somewhere worth googling. Agree re Newark worth considering as an option.

Thank you- I am aware of how difficult it can be for a child to secure a place. So, my back up plan is be independent school.

I think my priority is to get somewhere good first

There is a school bus from Fernwood to the boys grammar School in Sleaford.

FAQs · 30/12/2021 11:44

The Lincolnshire Grammar Schools have a huge catchment area and as long as the min score is reached all students are usually offered a place, a bus from Newark also goes to the Grantham grammars. Lincoln Minster also has a School bus.

sillisosij · 30/12/2021 11:45

One thing which might be worth bearing in mind - Lincoln and Newark traffic is truly dire. Newark especially.

gogohm · 30/12/2021 11:48

You will get a decent amount of house in some parts of Leicestershire, not do much others. The football leagues are good, can recommend oadby owls football club (been a while but ours went there as teens)

MoiraNotRuby · 30/12/2021 14:24

Good that you have a backup plan about school. I would still avoid moving to a grammar area though... the private schools are disproportionately populated with children who didn't get into grammar but have snobby parents that can't bear them to go to the general state schools.... rather than in a normal area where its a choice across the range. Ie you still don't have the benefit of mixing with the 'easy' kids because they are all siphoned into little grammar bubble.

Going again by what most of you have kindly said, I think I have to look at Yorkshire.

Yorkshire is a vast county. You'd need to narrow it down a lot.

Hello, thank you

I am looking at Leeds, Morley but I am not sure if it comes under Leeds. Mirfield.

I saw a property in Bramley but someone said Bramley is not great area. But I think I got it wrong because the property is in LS12.

My brother also told me about properties in Royston which is in Barnsley. But I don't really like Barnsley it self. So far, Leeds is where I am concentrating on, unless something else comes up that puts me off.
@Eve1989, it was me that said about avoiding flood zones in Mirfield, but it’s really only a small part of the town at risk - most of it is on a hill!

I work for the Environment Agency, in flood risk management in S&W Yorks. Many towns - eg large parts of Leeds and Newark - will be at risk of flooding, but this is not a reason to write off entire towns. You can check areas in England vulnerable to flooding here: flood map

Morley is an pretty ok area actually. I have several colleagues with young families that live there. It’s mostly on top of a hill - so low flood risk!
Thank you- thanks for taking the time to explain this further. I feel more comfortable now. I will keep an open mind.

Thanks again

How about looking at Tadcaster, south milford, Thorpe Willoughby, all close to York and Leeds, 10 mins from M62/A1.

IbizaToTheNorfolkBroads · 30/12/2021 19:28

@Eve1989, Royston is OK. It’s not attached to Barney, just within the same local authority. It’s a small item surrounded by some not-bad countryside.

RampantIvy · 30/12/2021 20:40

Cawthorne is beautiful and is under BMBC (Barnsley Metropolitan Borough Council), but nothing at all like Barnsley. If you want independent school there are school buses to QEGS, WGHS and Silcoates in Wakefield, but the local schools are good.

BTW 80% of BMBC is rural. Some of it covers the Peak District.

Nottingham - West Bridgford, Redhill, Sherwood Dales, Beeston, Arnold, are all good.

Avoid - Mansfield (again!), Radford, St. Ann's, Kirkby in Ashfield, Sutton in Ashfield, The Meadows

Also good in Nottingham - The Park, Mapperley, Mapperley Park. All served by local indies.

I’m in Leicestershire. We don’t really do the grammar school thing. The only ones still called grammar schools, that I know of, are private.

Just move to a decent area and go the the local school. I expect that grammar schools are more of a thing when the population density is greater.

PodcastFunFair · 31/12/2021 09:38

I'm Leicestershire too and same as don't said regarding schools.
South Leicestershire there are some lovely affordable villages with good schools and good secondary schools. Be warned don't just look at ofsted the Leicester Mercury do a good schools rating guide which is much more accurate.
Would recommend looking at Broughton Astley really affordable, surrounding villages to Lutterworth and Cosby/Narborough if within budget all close to great football club set ups. Close to fosse Park big retail park (think biggest in the country?) food Hall, meridian leisure Park, and everards meadows as well as lots of lovely country parks nearby.
Market Harborough is quite nice more of a market town similarly Lutterworth.

Like others have said Beeston and west Bridgford both nice in Nottingham.

motherofawhirlwind · 31/12/2021 09:50

I think I was on your other thread, but I'd recommend Rugby and this one: www.rightmove.co.uk/properties/116579276

Living nearby I'd say there's loads of families and very few HMO's. The 2x 3 beds that have sold recently on my street have gone to families, and there are no HMO's on my road at all. There are a few on Coton Park Drive but they've been there for 15+ years and never heard of any issues. We have a fab residents association and a great community. There's carols around the Christmas tree and a Santa tour with free sweets for the kids, quizzes, summer events and so on. The Facebook group is welcoming and full of lost gloves, dog walkers meeting up and free stuff being given away. I love it here!

sparkleywallpaper · 31/12/2021 10:02

Rugby has 2 Grammar Schools and the well known Private Rugby School. Town Centre has suffered as have many others but I can think of worse places to live.
Railway links are very good as is the M1/M6.
Lots of houses in Houlton with it's own school onsite. Also a good community hub. All the houses are new builds.

Hoppinggreen · 31/12/2021 10:41

Halifax has 2 Grammar schools and has some nice areas to live.
Like Huddersfield the Town Centre is grotty in parts but it has good access to other areas and decent amenities
