Extension Quotes & Planning Costs Help!

Last year we decided we wanted to extend our 3 bed semi detached and add a bedroom above the garage and possibly open back up with kitchen / living room.
After a very long and fraught process of plans we are getting quotes now, the most recent for just the above garage extension is £80k!!! Our house when we bought it was £220k and likely now worth £280k, we live in the North west.
It seems an absurd amount of money and something we never expected. Does this seem normal or just way above what the normal price would be because of covid??

Thats about right. Talking to my builder, building materials have gone up and there's long delays on everything. The price of timber and steel has gone through the roof so thats what is probably the bulk of that quote.
The prices might come down a little bit but he feels that they wont go back to pre-covid prices. Shortage and delays globally I think.

Unfortunately really bad timing--materials shortages and hence price rises, likewise with labour. A lot of people have been complaining of the quotes they're getting (if they can find anyone to do the work), and house builders are complaining prices now making building difficult.

Gutted, wish we had have just bit the bullet years ago and gone ahead with what we wanted, hindsight is a wonderful thing! Dont think I can justify 80k plus VAT on an extra bedroom Confused
