Moved in Jan 2021 London/Kent border. Always planned to stay 4 years and move out before DC start school. That seems more and more unlikely so we are considering a two storey extension.

We have already knocked kitchen/dining room together and swapped them round. Upstairs toilet is now in the main (tiny) bathroom, and toilet on floor plan is a cupboard.

I’m thinking we would mirror the house, so add 2 bedrooms upstairs accessed through the now cupboard. We have space to go out 2.8m on the side of the house.

Downstairs, large new front room would become playroom.
Questions:

  1. Would you sacrifice new 2 bedroom to create dressing room/ ensuite? So the new extension is a master suite rather than 5 beds with one bathroom?
  2. Downstairs not sure whether a U shaped kitchen/ dining living or slightly L shaped kitchen dining / living + boot room to the left of existing downstairs toilet (with access to outside and then into house via new part of kitchen/dining/living room)

Any thoughts? Any other suggestions? Have attached current floorplan. Hopefully makes sense, typing one handed whilst holding sleeping baby!

Upstairs I’d have 2 new double bedrooms, and then current bedroom 3 Into a second bathroom. Either that or the existing bathroom could be a en-suite if you wish to the existing bedroom 1 or 2.

  1. Yes - I'd prefer 4 bed/2 bath rather than 5/1. Unless you need 5 bedrooms?
  1. I can't picture what you're describing here.

Would going out 2.8m take you right to the boundary? What would the internal dimensions be? 2.8m isn't very wide for what will probably be a very expensive extension.

Thank you…maybe I didn’t describe it well..

Maybe my measurements are wrong….will remeasure and try to draw a floorplan of what I’m thinking!The rooms should be as wide as the rooms on the left and most houses on our street have done the same extension. 2.8m is not to the boundary.

Are you measuring the 2.8m from the front of the house, or from the former toilet wall, making the new front bedroom wider than 2.8m? I only ask as obviously your current bedrooms are wider than 2.8. My extension (already here when I moved in) is 8ft (internally) and not very wide at all. Can fit a double bed, against the wall and just about open the fitted wardrobes.

In answer to your other question though, I'd definitely opt for an extra bathroom rather than a bedroom.

downstairs, I would have a study / wfh space at the front, and a big utility / boot room at the back. plus a nice separate downstairs loo.

upstairs, I'd keep the 3 existing bedrooms & family bathroom as they are, and add a master bed suite (bedroom at the front with more width, then bathroom & small dressing room at the back).
