When do I give up and find somewhere else?

FTB on week 13 since our offer was accepted. The vendor has gone quiet. No contact from his solicitors in three weeks despite frequent attempts by my solicitors. The EA isn't responding to messages either. I realise the whole conveyancing process is taking longer in the covid era, but should I start looking again? Not much coming on now, but I think the market where I live (NE England) will pick up again in the New Year. I don't know if I'm being impatient, or if the vendor's silence is a red flag.

FWIW, the EA said the vendor wanted to complete within 12 weeks and asked us to proceed at pace to make it happen.

I think I’d be inclined to give a deadline.

Thanks for the reply. What do you think is a reasonable deadline? I've read the average is anywhere between 10-16 wks at the moment 😬

Where are you up to in the process, OP? Has your vendor found a property for themselves and have you had your survey and searches done, or is there some paperwork still outstanding?

It is a stressful time and always a bit nerve-wracking when one side goes quiet! I hope you hear from them soon.

Are they using one of the conveyancing companies that was affected by a cyber attack recently? A friend is attempting to sell a property at the moment, and although the conveyancers have a message on their website to say that everything is being sorted, she's had no contact from them.
