Building regs drawings cost

Hi,

Just wanted to get a quick feel for this price we've been quoted to see if it's in the right ball park or not.

For a double storey extension and new porch :

We used an architect to do our initial planning drawings and, at the time, had a couple of quotes for that and his was reasonable. He did the work, we liked him. I think he charged around ~£250 (not including application fees).

Now we've gone back to him about a year later to do the building regs drawings, we haven't gotten any other quotes yet as we liked him .. so just want to check. He's quoting ~£1000 to do those and to get various other fee quotes from e.g. structural engineer etc. Does that sound normal? I know there's more work involved so expected higher fee, but didn't think it would be this much!

We paid £650+ VAT (so £780) for the building regs specification for a single-story wraparound extension last year. The structural engineer was about £1000 I believe.

We paid £450 just for the structural engineer

Can anyone else provide more data?

We have been quoted £1700 by our architect for building reg drawings and to submit to council.

Ask around - just ring up a couple other practices and ask for their fees. That's the best way to see if your guy is competitive.

We paid 450 + VAT for structural engineer to do drawings for two walls being knocked down, calculating one rsj.

Aren't building regs drawings of drains etc. As well as structural elements like steels?

cloudmamma · 11/12/2021 23:28

Thank you all, I did a bit more research and that, along with the replies on here, makes me think that the price is more or less reasonable. We like the guy, so we're sticking with him. :)

I paid £1800 for drawings for loft conversion with 2 large bedrooms and a shower room, and plans to pass building regs and council planning. That was 6 years ago.
