Conservatory Building Regs missing.

We are selling our home and we have a Conservatory which we built in 2003.

It has full planning but we can't find the Building Reg sign off.

It is 12m square.

Our buyers are querying this.

What can we do?

No mortgage companies involved. Cash sale.

I believe there is indemnity insurance that may be relevant? If so, does anyone know the cost? I am waiting for a call back from my solicitor but they don't seem to be in a rush to speak to me!

We had indemniy insurance re: lack of regs - was around £130, installed in 2005. Owners had applied and got the OK, but never the final certificate - no idea why!

After 20 years they can’t do anything anyway. I don’t think this should be a huge issue...

Some LPA have the building reg certificates on line. Google your local authority and building regulation and/ or Planning application search.

If it's a conservatory it's unlikely to have needed formal building regs, same as small garages and other outbuildings. It might have needed regs approval for any replacement doors between the house a conservatory, or replacement lintels etc. Or moved drainage runs.
