Layout change - possible?

Hopefully the attachments works!

We are viewing a house that’s on a new build type development but is around 15 years old.

House needs work and that’s ok. However it’s 4 bedrooms but they are all small. Would it be possible to change to 2 good size doubles and a small single do you think? Assuming most walls in new builds are just stud type walls?

Can anyone recommend what might be possible?

Could you turn the smallest bedroom into the main bathroom and then give the space that took up to Bedroom 3 or shared between Bedrooms 1 & 3?

Thank you. I take it bathrooms can be moved it’s just a case of adding in the pipes and so on?

I'm no builder but have always understood that if you're putting new water/soil pipes near where they already are (and in your case that would be next to the existing en-suite), that's likely to be workable whereas sticking them somewhere completely different (eg current Bedroom 2) would be much trickier.

Normally moving bathrooms is an expensive pain but in this case moving it to bedroom 4 shouldn’t be too horrible given there’s a loo on what wall anyway. If you really fancied a bit of disruption you could make bedroom 3 square, keep what’s left of the current bathroom as your en-suite, and make the whole of the current en-suite + bedroom 4 into a bathroom. I think that might give you a more generous en-suite but it would only be worth it if it did.

Obviously moving from 4 to 3 bedrooms is going to drop the value of the property, however nicely you do it.

Thanks all that’s great info and ideas.

I know, it would drop the value but to be honest it’s been on the market for a while in an area where houses are normally snapped up. I think probably because of the bedroom sizes so although it would drop the value, it’s not selling as it is anyway. We’d make an offer to reflect the work and see what happens - if we like it when we see it!
I do think the bedrooms are quite tiny - do people agree?
