Lost deeds?

Hi there
I bought my flat a few years ago and am now looking to sell. The estate agent wants to see the deeds as they can’t find an electronic record but I have looked high and low and can’t find them. I really don’t think they were sent to me when I bought - and I have a meticulous record of all of my other property documents with no deeds in sight. Can it happen that the deeds aren’t sent to the new owner? Can I get new ones? I’ve contacted my previous conveyancer but they have a huge backlog so don’t know when they’ll reply. Thanks in advance!

If you only bought a few years ago then the property should be registered at Land Registry under your name and you should be able to check for a small fee. However your conveyancer should have sent you a copy of this when it was registered, if not they may still be waiting for you to pick it up.

Deeds are now kept electronically at Land Registry the actual physical piece of paper is far less important than they once were (it's unregistered land without deeds that causes headaches).

Your mortgage company or previous solicitor may hold it

We only got the deeds once the mortgage was fully paid and it was 100% us who owned the house - while there was even less than 1% of the value owned by the mortgage company, they held the deeds.

Thanks all. I’ll contact the mortgage provider. We took out another mortgage when it expired - I guess they will have gone across too?

Dig out any paperwork from when you bought and get the Title Number. Register with the Land Registry and you can get a copy sent online.
