Anyone bought a Bellway house?

As above, a Bellway estate is being built near us. I've been completely seduced by photos of show homes and the idea of not having to do anything. But I'm anxious in general and it's so much money so interested in any feedback from previous buyers.

We viewed some. The houses were gorgeous, truly lovely, but appeared to be built on a floodplain, and the management fees weren't decided yet?! So swerved that.

We are buying one! I am trying to keep away from reading any negativity. We went to visit our (hopefully) future home today and the ones opposite are ready to move into and looked to a high standard.

We have been in one for 6 years. Yes there were a few teething issues but nothing mega bad and I'm very happy with our house. It's my favourite house I've lived in and I had always preferred period houses before.

I'm in a Taylor Wimpey house. No major issues & I've been here 8yrs.

I lived in a newly built Bellway home for 4 years, have now moved into a Bovis home that is a year older than the other house. Bellway are far superior than Bovis with the fittings, boiler, heating systems etc. Our Bellway house was so well insulated & warm that we never needed the heating on upstairs. They were pretty good at sorting out snagging issues however I did report something on the cusp of the 2 year deadline which they never responded to. Luckily it wasn't anything major. The management company on the other hand were a right PITA. In 4 years it changed hands 4 times, and when we sold they took forever to respond to queries or to provide paperwork to the sols.

Bellway development near us - a complete nightmare by all accounts. Breaching planning conditions left, right and centre, and they've built on a flood plain so the pumps are on 24 hours a day and they're dealing with it by a SuDS - the new homeowners are not happy as it's an eyesore and a danger to their children.

Bellway development here. Been in 7 years now. Teething issues yes but that's to be expected. Nothing major. Very well insulated, good sized rooms, good sized plots. As with any new development a lot depends on the site manager. A good one is worth their weight in gold. My only advice would be check in regularly through the build and make sure you view the build in progress. Do a thorough snagging list and report any faults to the main customer service not to the site office so there's a proper record.

Trying to revive this as I searched. I've reserved a bellway new build! Little nervous but excited. Those who used a snagger / snagging list how long did it take to be rectified?

And please don't sign up for estate charges or other fleecehold costs. There is no need to encourage this new predatory behaviour.
