Extend or knock through

We have a renovation dilemma with two options..which would you go for?

We have a large garden with plenty of scope to extend. Our options are

A - extend 3m to create an open plan kitchen/ diner/ sofa area with separate snug. We have a large living room which would effectively be redundant. The cost of this would not allow for any work to be done on the garden or driveway which are also in need of doing.

B - knock through existing internal walls to create an L shaped kitchen and dining area. Still a good size but with the money saved we could landscape the garden and driveway. Possibly also the master bedroom and ensuite.

With A we would add to mortgage to finance it.

Children are 9 and 7 if that makes any difference.

Which would you go for??

Can’t really answer the question BUT I would say watch Your Home Made Perfect and Kirsty and Phil love it or list it on catchup.

Finally after years of dithering these programs gave us an answer into what was important to us and we knocked through rather than extending.

I was quite surprised when one program said that extending was not always the answer, quite often a move of the stairs plus opening up several existing rooms was a fabulous option.

B sounds good to me, if you think it will be spacious enough.

Perhaps you can design it so that if you want to do more in the future, what you have done is not wasted.

Remember that as kids get older they don't want to be with their parents all the time so it's good to have sliding doors to close off rooms or split them up. Look at pocket doors where they are invisible unless you need them shut.
