Attic Conversion

We’re just at the start of plans for converting our attic. We’re stuck between a dormer or just velux- anyone who converted their attic offer any advise on what you did and why?! Anything I should be thinking about when talking to the architect that you wish you’d known or thought of?

Just feel a bit out of my depth.

I was going to have Velux on both sides (Victorian terrace) but in the end I went for a dormer at the back for the extra useable floor space and it makes a huge difference. It has allowed me to put a huge wardrobe in because only one side of the room has the slanty ceiling. It was also much easier for the architect to work out the stairs and landing area. It was more expensive but I have no regrets.

My loft conversion has a dormer- I saw one same footprint but just veluxes and the difference was huge. In fact I was considering buying it but first thing on my list would have been to add a dormer.
