Which survey do I need?

I'm buying a flat in a 5 years old building and I'm not sure what survey to go for. The building still has the 10 years insurance, so I'm wondering if I need something between a snag survey and a homebuyers? I would like to know if the heating works for example, or if the pipes are leaking etc - not sure if the homebuyers report would pick this up though.
The mortgage broker is advising against a structural survey because of the age of the building, which I found a bit surprising.

A structural survey is going to go into a lot more detail and usually people buying slightly older properties get them where there has been time for them to go wrong. At 5 years old, you can get the plans from the planning authority. You can get the building regs approvals. You really wouldn’t expect to see anything wrong besides wear and tear. Homebuyers should be fine in this situation. One assumes no cladding is involved!
