Areas to avoid in Clapham (SW4)

Hello everyone!
I am currently house hunting in Clapham (Clapham Common/South/Clapham Park). I am relatively new to the area, coming from outside London and understand that I am likely to comprise open spaces and relative "polish" for convenience and proximity to the centre of London. I have noticed that in these areas you can find some lovely streets next to not so great ones.

It would be great to get some insight on what areas to avoid in Clapham for any reason (grottiness, safety, reputatio, convenience....) to help me narrow down my search areas. Looking forward to getting your thoughts and reasons behind them!

I used to live on Parkhill (owned a flat). Was perfect for the stage of life we were at. Took 5 mins to walk to the tube and the stuff on the high street. Abbeville road was also very close, it’s got good stuff on it.

Wouldn’t be my choice of area now with kids but pre kids we had a great time there. Never felt unsafe or had any incidents. Didn’t really speak much to neighbours etc[/quote]

Thanks for that. Any reasons why it wouldn't be your choice of area with kids? Is it only school related?

Thanks a million for all the responses to this post. Loads of great insight here! Apologies for the confusion on the budget, it was indeed 950k to buy.

I personally think that area of Clapham is better for singles/couples. Lots of people will disagree.
It’s busy, lots of restaurants, bars other young people. Very transient (but so are lots of places zone2).
easy access to central London but for example taking a buggy or any young child down to the northern line platform I just wouldn’t find it safe.
Don’t know much about schools as left before id even considered having kids.
