What is your notice period? That doesn't sound right if it's the 20th of November?

As for the things you've done to the house - have a feeling they'll just say to you it was your choice to do it so your choice to take on the cost.

no 20th of January, so within our contract notice period

  1. You pay until the 20th. Work out how much 13 days rent would be (8th-20th) and pay that amount.
  1. Take meter readings/photos on the day you move out. Then contact the company to close the accounts in your name. They will issue a final bill or a refund if you've overpaid.
  1. If you didn't agree in advance that the landlord would contribute to the cost of this work, then they're unlikely to pay now.
