St leonards road - north sheen

Hello Everyone,

We are house hunting and liked a property on St Leonards road (North Sheen) I really wanted to make sure I get some unbiased opinions about the area and possible options for schools.

Our kids are currently in Year 2 and Year 3 so will start Year 3 and Year 4 in Sep 2022.

What’s the area like? What are the options for state secondary schools? Is the area safe for a young family?

Is there a good ethnic mix?

St Leonards Road is pretty much in the heart of East Sheen - ignore Google maps saying the area is North Sheen, which is further west (where North Sheen Station is). Its a great area in my view. Sheen itself (as locals call East Sheen) has a mix of standard high street shops plus independent shops and cafes plus you would be a short walk from the river, Richmond park and Barnes village (with pond, great pubs, and where several A-list celebs live). No direct knowledge about schools but estate agents always highlight them as good. Very, very safe area. Transport links good too - 23 mins from Mortlake Station to Waterloo, via Clapham Junction so easy to change for Victoria. Not very diverse in terms of ethnicity but very middle class / liberal community. Main downsides are A205 route goes through main high street, so very busy on that road (locals know how to avoid) and on Heathrow Flight path (but that applies to most of SW London, and you quickly get used to it and also not as bad in Sheen as places closer to airport e.g. Richmond Upon Thames down the road).

I lived on this road about a decade ago and really liked it. I agree with @JohnnyM

The area is great. If it is the house for £875k then it is on the South Circular with idling traffic outside all day so pollution would be a massive problem. That is why it is (relatively) cheap.

Secondary schools in the area - Christs on Richmond Hill is good, Richmond Park academy a normal secondary, Probably too far away for GreyCourt. If you are religions then there are some more options. A lot of people in this general area are loaded so pay for private school.

Agree with Rollercoaster1920, if its the one at the very end of where St Leonards bends round and joins Clifford Ave (A205) then would be a total no go. If it was, and that is the top of your budget, the only option anywhere in (East) Sheen or Barnes borders othert than that specific house would be 2-bed house with garedn or 3-bed maisonette or mansion block flat.

I am so grateful to everyone for sharing their valuable opinions and “local advice”. The house mentioned here is the one that we were looking at and were surprised at the price. We will probably keep on looking. We are a bit flexible towards the budget and could stretch it to £1m. Once again - Thank you all!
