Hi I am looking at buying an Edwardian property with this floor plan. It's in pretty good nick but we would want to knock through and extend the kitchen and breakfast room out by 4m and going along all the way along to where the conservatory is. Utility and downstairs loo would need to be redone in the process.

Upstairs we would want to remodel the bathroom and toilet to add an ensuite to the master bedroom. The bit marked "store" has a sloping roof so I guess either would need to stay as is and not be used as bathroom space, or have a new roof put above it so it's a more usable space.

We would also love to somehow make the 4th bedroom a double but I don't think it's doable. A loft conversion could be done, one day, but I'm not thinking about that now.

I've done a renovation before (on a terraced house) and we were largely on budget. That was before covid and Brexit though!

Does this sound doable for a budget of £120k (this would cover building works and materials only, we would have a separate budget for things like the kitchen and bathroom units, tiles and flooring)? I know it's difficult to know but just looking for a rough idea / someone to tell me if I'm crazy. Not looking to do the work for a few years, hopefully things will calm down over time.

It's in Surrey.
