Another bathroom query

Hi all hope you can help,
I am hoping to put my property on the market next year after a horrendous divorce and downsize and obviously would like the property to sell quickly (well if it can). I currently have a four bedroom one bathroom house and I want to reconfigure the current bathroom which is too big, to create a shower room and bedroom and swap the current fourth bedroom to a family bathroom.
My dilemma is in the family bathroom and whether to have a shower over the bath or a bath and separate shower, the room is 3m x 1.7m. I’m worried the room will feel too cramped if I add a separate shower was thinking 100 x 800 shower
Has anyone done something similar and did it work

I'm no expert, but wouldn't it be better to market it as it is, and the people who are going to live in it, can make any changes that suit their needs?

Honestly I'd just sell as is. It's really hard to get supplies and people in to do the work - it's disruptive, expensive, and you may uncover other stuff while its happening.

Sell quicker and spend your money on the new house. An Estate Agent who is good will point out to people how easy it is to get an ensuite put in. You could even get someone in to do you a couple of plans of it - a bathroom company - and then not follow up on it.
