Extension costs London

Looking at a two story extension. Approximately 40sqm on ground and 20sqm above. Building websites suggest average of 2.5-2.8k plus vat for costs (with first floor being 50% less). Just wanted to get a sense of whether this was realistic. I get to £150-168k.

I then need to add in VAT, architect and planning costs and any fancy bi-folds, doors and bathroom fittings. So a total of about 235-255.

Does this sound about right ?

I think that sounds about right. We're in the SE and midway through a similar build. We'll have spent just about £250k including a bathroom, fancy patio doors, kitchen and flooring etc.

You need to get some builders around to give proper quotes

I did a ground floor side return and loft and it cost me £130k + VAT. Architect fees were around £5k + VAT. My architect gave me a decent idea of build costs before I committed I found their feedback really useful - maybe they could shed some light? www.hometales.co.uk
