Ball park costs to change layout as follows...

Hello! Wondering if anyone can give a ballpark estimate to do the following, the house is a typical Victorian terrace with 3 bedrooms and bathroom still downstairs at the back of the house. It’s in London.

We reckon we would need to:

  • move bathroom upstairs so new bathroom suite, add wall to split third bedroom to make space for bathroom.
  • new kitchen with doors opening onto garden.
  • back garden is mostly concrete, remove and put in a lawn.

Lots to do cosmetically as well but we can live with leaving those until we have spare cash...e.g take up floors and sand floorboards, also add built in wardrobes. We’ve had a surveyor have a look and he says it is sound, no issues with roof and nothing structural.

We’re happy to move in as it is and do things gradually but would be good to have an idea of what people might expect we’d be looking to pay.

£50k. More if you're removing a supporting wall.

We have a similar layout but with a bathroom already upstairs. About 6 years ago it cost us £25k to knock down a supporting wall between the dining room and kitchen, put in a new open plan kitchen / diner and boiler and then patio doors straight into the garden. Best thing we ever did! I'm not sure how the prices would compare now though. We are considering more building work and i hear prices are high due to material shortages.
