Searches and mortgage valuation

Not a good title to sum up what I need to ask.

But we are in a very small chain. Offer was put in on our house at beginning of July. We found a house at the beginning of August.

Nothing has happened since then. Our solicitor has only just sent off the contract.

Tbh we’ve never been through this before so don’t know the drill.
But our buyers haven’t even got a mortgage valuation yet. They have a mortgage in principle. But our house is in a bit of a state. A lot of work needs doing to it. We’re concerned their mortgage company might not value it to match their offer.

Estate agent is dealing with the entire chain which consists of just 3 of us. The people we’re buying off are getting impatient so estate agent is saying we should pay for the searches.

We want to hold off until our buyers are definitely going ahead. Estate agent is saying the buyer has paid for searches today - would they do this before mortgage valuation was properly done?

How can we check if they have paid for and started the searches on our house?
