House valuation

Hi folks,

Wondering if anyone has any thoughts on the following:

  • Fixer-upper on for £700k which isn’t far off what a house in similar condition would sell on this area. A little high but not wildly so.
  • Looks like you could move in but needs a lot of work including new kitchen, new floors, relocate bathroom to upstairs and deal with garden as it in a mess.
  • Not sure about boiler, electrics and windows but assume they’d need to be done too.

The sale history of the house rings a few alarm bells. It sold for £50k in the early 2000s when other houses on the road were selling for close to £200k.

The house didn’t change hands again until 2021 and it is now being sold by a property buying company who own the house...apparently the previous owner wanted to sell quickly to move abroad.

Alarm bells? Thoughts? No planning applications or building control records for the house online. We are very curious about why it sold for so little back in the early 2000s and why the owner then sold to a property buying company...any advice for how we can protect ourselves and find out more about this house before we commit to it? Have had a couple fall through having paid surveys and fees...should we just run from this one in anticipation of heartache?
