Does anyone want to help me design our extension?

We are extending our house to the side and the rear and whilst we’re happy with how we want to layout downstairs, we cannot agree what we should do upstairs.

The attached plan shows the current house layout and then I’ve marked in pen where the extended rooms will be.

We want to make bedroom 1 a double so would use some of the side extension for that, as shown.

What we can’t decide is how to lay out the rest. We want bedroom 4 to be our master bedroom with a walk in wardrobe and En-suite.
This means the current bathroom and space marked ? needs to become the main family bathroom, an en suite, a walk in wardrobe, and access into bedroom 4.

Anyone have any suggestions on how we can make this work? Or any suggestions at all on how you would lay it out?

First question, do you need 4 bedrooms?

Depending on how extensive plumbing works would be you could put both bathrooms in ? room and turn the current bathroom into the wardrobe which accesses the en-suite.

If budget is tight it would make more sense to keep bathroom there and add a second bathroom immediately next to it in ? room as they can share plumbing. You could then turn the other half of ? into an upstairs laundry room, or office. You will sacrifice your walk in with that layout though.

One other thought. Could bedroom 1 be your master and combine that with ? Which would give you a huge space to work with for all your master requirements.

If this in the correct scale, I would make bedroom 1 the main bedroom with the en-suite and walk in wardrobe in the space marked ?. I'd then move the family bathroom into the other part of the space marked ? and use the space created to extend the landing for access to the family bathroom and bedroom 4

Ah just spotted issues with access to room 4! Sorry that means my ideas don’t work

We don’t need 4 bedrooms but we would like them. We need 3 and would like a spare for when family come to stay.

I like the idea of making bedroom 1 the master and have already suggested it but my DH wasn’t keen. He doesn’t want to walk through the walk-in wardrobe and we couldn’t work out how to avoid that.

how about this?

es = ensuite
fb = family bathroom (access from new landing)
w = walk in wardrobe

Where the hall window is on the landing have access to family bathroom in half the Space marked. The other half the en-suite. Use the exsisting bathroom as more space and access to master bed then incorporate a walk in wardrobe somewhere ?
