Is it possible to complete a couple of days after mortgage expires?

My buyer's mortgage expires end of the month - we still haven;t exchanged and he's been signing various indemnities requested - this was last week but today I've been told he's due to sign yet another paper today.

They are saying they can't discuss completion dates yet, as they need lender's final agreement - I've already had to book removals as they won't be available last minute, but as I'm not buying, I'm slightly flexible (i.e. it can be 28th - 30th) - had booked Airbnb from 28th as again, it won''t be available last minute (not the good ones).

I understand that they have still this week and at worst can exchange and complete with 0-3 days inbetween, but the funds from lenders take 5 days to transfer.

I assume it's 5 working days - so am I right in thinking we must complete before the 30th as mortgage expires which means exchanging by Thurs OR is it the final approval and funds sent out that needs to be in Sept but the transfer can take longer? Can it possibly still fall through if lender approves on Friday or later but runs out of time for funds transfer? (My solicitor hasn't replied to my questions today).

Can't they just ask the lender for an extension? Unless their circumstances have changed that shouldnt be too difficult?

You can get a mortgage offer extended, Nationwjde can extend by a month without too much difficulty (apparently, we didn't need to in the end), it happens a lot with new builds.

Also, any half decent conveyancer knows how long it takes to request funds and hopefully should put the request in, in plenty of time. If, for any reason the sale doesn't go ahead, they just transfer it back.

Treacle I thought the lender only agrees to transfer money afetr everything is approved, not in advance! That's also what buyer's solicitor said at some point - that after enquiries done they will have to wait 5 days till exchange.
user and Treacle - they do seem to be in a mega rush now signing all these, I didn't think they could extend - they def would not need a month, but good to know that the bank can extend a bit if running out of time last minute.
I just hate the fact that I'm the one having to run around organise everything - all needing some notice and Airbnb is nt refundable - and now they'll be changing goalposts, as nobody mentioned a possibility of an extension.

Sorry I meant wait 5 days to completion, but I've asked for a peruiod between exchange and completion so that's what he meant. Agent said we can exchange once the funds have been sent but not arrived to their sols.

I thought in these circumstances a Bridging Loan is found. I may be wrong

solicitor can request draw down of funds prior to exchange/completion and if exchange doesn't go ahead then funds are returned. I had to do this when exchanged and completed on the same day (NOT recommended). There is a cost associated if it needs to be returned, think it was around £150. I'm not sure how that would work with the mortgage offer expiry though, as I'd have thought they'd still need completion prior to expiry date, or request an extension

My mortgage offer was due to expire and my buyers were messing me around. We asked for and extension but they said no, it would have to be a whole new application again. So sadly, not all mortgage lenders will extend.

It does look like it will be same day exchange and completion - but I'd rather that than it falling through, Hiding. I'm moving stuff to storage so ut's easier, but must have been very dicey for you. And that's a hefty fee! I wonder if they did request the funds - I can't ask. I wish they told me if so - the whole thing is a nightmare of cloak and dagger.
lydia what a fuss would that be!

I think some lenders will extend to allow you to complete, as long as exchange happens before the original offer expiry date?
