Petts Wood vs Chislehurst

Don’t need to worry about schools as they are already sorted.
Two teenage DS for whom PW station will work best. I just don’t know the area at all. Was thinking Chislehurst has lovely high st, but drove over to PW tonight and it looks lovely. Is it safe/nice community etc?

Petts Wood is lovely - safe and very family friendly. The area between Petts Wood station and Chislehurst is particularly nice as is the area around Willett Recreation Ground.... as you'll see from house prices.

I adore Chislehurst but I always thinks it's very much a place of 2 halves - very upmarket on one road and then somewhat rough two roads down. Some lovely quaint pubs though, if that's a selling point Grin

Whats your budget, I prefer Chislehurst for the small shops and pubs, restaurants. Do you need to use the train as PW and Chislehurst are on different lines, buses are probably more frequent from PW. Chislehurst station is a bit of a trek from the shops. What sort of house are you looking for.

Petts Wood is very safe and green, with a nice community feel. The trainline is much better than Chislehurst because you have a choice of London terminals. We walk up to Chislehurst for the pubs through the woods and Hawkwood Estate which is lovely.

Thanks so much for the info! Yes the train line seems to be the clincher - I need that specific line for the kids. So if the consensus is that it's safe and friendly, then I think that's where I'll look
Is the village okay on a night to walk to? - was wondering if the Pub gets rowdy or if it's a teenage or adult hangout mainly? I don't mind as long as it's safe for us to wander up to have dinner.
Would it be okay if I sanity check any roads I view on here - that would be really useful as I've literally no idea of the area - moving due to divorce so it's all a bit hectic and stressful for the kids. Not entirely sure on budget as I don't know what I'll get for mine - but I guess ballpark is 700k - 900k (on a very good day!)

There are three pubs and a wine bar in Petts Wood. We don't go to the Wetherspoons or the Daylight Inn (the big one in the square) so I'm not sure how rowdy they get, but One in the Wood (micropub) is really nice. Restaurants etc in Petts Wood are all very nice and I've never felt unsafe walking around at night.

Chislehurst is much better for pubs to be honest. During the summer we tend to walk up there and get a cab back.

There are very few dodgy roads in Petts Wood, but yes, feel free to sanity check any!

Hello! Thanks - that's really good to know - I was actually just looking at the 7 below - are any of these roads near any 'ropey' areas - and which would you say are the best roads out of these?

Those are all nice roads Smile

Depends what you want really - Petts Wood Road is quite busy, and a couple of the others are nearer the railway line, but this might not be a problem for you.

I am biased, I love Petts Wood. Great community and amenities, not spreadout like Chislehurst, better choice of trains. DD goes to school locally and has friends who go to the same school on both the Victoria and Charing Cross lines so they often meet at our house as it is the easiest for them all to get to. Any questions do just ask. I live about 20 yards from one of the houses you link to too.

I grew up in that area. Have lived in both, though even when in chislehurst was on the pw side. When I visit now I prefer chislehurst. It’s prettier. But pw is better on a practical level. Less spread out and easier to get around. All of those houses are in decent spots.

Thanks for all the info. I have to say I really like both, PW has been a lovely surprise! The rail line is perfect so I think I’m decided on finding somewhere in walking distance to the station. Quick question..what’s the pub in the square near the station like?

The Daylight Inn is a bit 'meh'. It isn't atrocious but the recent refurbishment was a lost opportunity in my view. Others may have a different view. It isn't my pub of choice which is a shame as it used to be the 'only' pub at one point. They haven't used the garden area at all since lockdown but converted the pub carpark instead which I don't quite understand but think it is to keep a one way flow through the pub. The Sovereign has better service and food but it is a bit soulless shabby and appreciate not everyone is into Wetherspoon pubs.

The wine bar Vault & Vine is a bit loud but has a private room at the back which is great for a birthday or celebration. One Inn the Wood on Petts Wood Road has a lovely vibe and great quality local wine and beer but as it is so small can get full very quickly. Cow and Bean also do wine or beer upto a certain time of the evening and a number of the restaurants nearby do cocktails and drinks including Desperados, Aqua Bar & Grill and Cyprianis

Hi All! Happy New Year! We found 2 properties we like, one is at Ryecroft Road in Petts Wood, the other at Whitebeam Avenue. Any thoughts with regards to these 2 areas and how safe they are? Thanks for your help and good luck to us all :)

Ryecroft is more Petts Wood, Whitebeam is more Petts Wood Bickley borders and closer (some parts on) to the Coppice Estate. Most of the Coppice is now owner occupied but (was social housing) there are pockets of anti-social behaviour. Nothing major. It is often a fair compromise if you cannot afford other locations.

Ryecroft can get busy with traffic from Queensway and be careful you are not too close to the Sovereign of the seas pub. More for noise than anything else. Otherwise it is very convenient for amenities and the station.

Thanks so so much for the advice. The property at Ryecroft Road is just around the corner with Shepperton road, whereas the one at Whitebeam Avenue is just after Lovelace avenue. Not an easy decision - @PettsWoodParadise thanks again for your input!
