Seller might pull put- buyer taking ages

Agghhhh.
I’m feeling incredibly frustrated today with our buyers lawyers. They are going over the same point asking for more and more docs, and have now requested we obtain something from the council from 2005 for some minor work. Everyone was working towards completion beginning of September and now it looks like we’ll miss the stamp duty cut off.
We are all set with our seller, everything is sorted and has been for a while and to facilitate a quicker move as requested form our buyer she is breaking the chain (she’s an absolute legend really). But now she’s getting pissed off as she’s lined up rented accommodation and now might not need it! She has it lined up from the beginning of October.
Our buyers lawyers are slow to respond, seem to have a high case load and the estate agent and my lawyer can never get them on the phone. Everyone is frustrated.

Our seller had other offers after our when she declined as she was going with us, and the other buyer was a cash buyer but was na investor and she wanted the house to go to a family (once again, she is a legend). Cash buyer has now contacted her and is now offering more than we are. Her head is only turned due to the timing.

On top of all of this, we’re moving away from my DD school so I’ve been organising the school bus etc. It’s so time consuming to do all the admin. I’m starting a new job Monday which will be intense, and I won’t be able to do bits and bobs during the day.

There is nothing on the market in our price range at the moment so if we loose out on this purchase we would either need to 1. Pull out of our sale 2. Go into rented accommodation or 3. Purchase a smaller house and do it up.

We messaged our buyers yesterday and said we need to manage our sellers expectations and our buyer wasn’t even aware that their lawyers were digging in on one point.

Should we put more pressure on our buyers? I feel so sorry for our seller as she’s in a real predicament and has been very good to us the whole time.

Waited over week for proof of funds so say cash buyer said could buy without selling first. Turns out not enough in bank without a bank loan which has not been proved. Thought something was not right from beginning.

Yes put pressure on your buyers!

Let them know that you are very close to losing your purchase house and if that happens you won’t be moving.

Get them to get things moving with their solicitors.
