Searches show “moderate” risk of ground flooding

Just wondering if anyone has any words of wisdom here.

We have our searches back and one surprise is that the risk of ground flooding is flagged as moderate - 1 in 75 to be precise. The area has never flooded before. One option suggested in the report is to pay £150 for a more detailed analysis of the flood risk.

Wondering what people think, our instincts are to get insurance and otherwise not be too bothered by this...?

I would get a more detailed assessment - I speak as someone whose house flooded.

My house came back as a high risk of surface flooding. It has never flooded. These are general stats and the house is within 300m of a very small river, hence the 'high risk'. Use your common sense.

We got moderate or high risk
We’re 200m higher elevation than the nearby river
Most of London would be gone before we flooded

The risk is specifically to do with ground flooding - so basically overflowing drains I think? But it's never flooded before, ground or otherwise.

It feels like it's not a deal breaker for us - we'll still buy the house based on that risk profile...so I'm not sure what the more detailed report would do for us.

Mine was once in a hundred years. We had a massive flood. It didn't affect my house though, just some of the others. I would never, ever consider a house with any flood risk. Insurance went from £300 to £1000 a year, if a policy could be found.

I think searches are full of arse covering phrases these days. Designed to spook you so you end up forking out for more detailed reports.

Another option is to get an insurance quote and see if it’s really high from that postcode previously flooding.

Have you asked neighbours about previous flooding?

Yes, we know people who live in the area and no previous flooding to anyone's knowledge and the report confirms no previous flooding.

The report basically says there's a moderate risk of flooding - but get this more complex and detailed report and in many cases the flooding risk is reduced once you look into things in more detail...which just sounds like a racket?

We had similar come up and we got the extra report which lowered the risk to medium risk of garden flooding and low risk of house flooding. Best £125 I pent to put my mind at ease (somewhat.)
