Our house has been on the market for 2 months - launching as the school holidays started which I think was a huge mistake - with what I'd describe as a handful of viewings (mostly right as it went live).

The price it's been listed at was the agent's price, not ours, and when compared with others locally, doesn't seem OTT. All the agents who came round gave similar valuations too. No viewers have said upon viewing it that it is overpriced either.

We had only one bit of negative feedback and it was only from a couple of viewers, not all - that we are overlooked from the side of our property - so we purchased some 10ft trees to allay that concern.

I'm putting myself out there with a link to see what you guys think so be gentle! Should we stay on the market or take it off for now? I should say we only went on the market as we fancied a project for our forever home and were told there was a massive opportunity in our price range as there is such limited supply.

Just seen you're willing to do some work before selling. A really easy job would be to paint the built in wardrobes and add new handles.

If your kitchen carcass is still in good condition you can just swap out the doors and worktop to reduce the spend.

You’re marketing it as the finished article. But actually it needs new bathrooms and a kitchen.

You’ve not got offers. Drop the price or take it off the market redecorate and then relist.

Sorry just to add, pp's are also right about the pictures of the garden being overlooked.

If you've rectified this the pictures need to reflect that. I wouldn't view a house at that price with an overlooked garden never mind offer on it.

All that said it's a lovely property with good bones in the sense it's a lovely layout for a family with lots of options on how people could use the downstairs space.

As others have said, it’s a lovely house but for the price it’s a bit bland and the kitchen and bathrooms have zero wow factor. The garden is also rather dull and personally I’m not keen on the decking. It is a nice house but it’s just what I’d think as a prospective buyer, and would be thinking I’ll need to shell out on new kitchen and bathrooms.

Honestly, I thought you were looking through the window now with that first comment. When no one is viewing or photographing there are clothes on the bedroom floor, laptops on the sofa and my personal hell, which my husband puts me through daily, open cupboard doors! That one gives me the rage!

But thank you - amongst the feedback which is all constructive (thank you everyone) but still hard to bear when I can't change some of the factors like garden size - these little posts that make me laugh out load keep me going.

You are all wonderful people - sharing ideas and thoughts and being kind and funny with it!

If you think it's priced correctly hold on and it will sell eventually. It's a beautiful home and unless you live out in the sticks it is difficult not to be overlooked at least from one side. Be patient. You will find a buyer and it only takes one buyer
Are you my agent? That's what the agent keeps telling me "it only takes one buyer". Grin

I have just done the walk through and I couldn't see a single room with a picture in it? You have one in the hall and another on the landing but there's a lot of very bare rooms. I agree with PP that the decluttering might have been a little too radical!

Sorry OP but it's very underwhelming for the price.
Very bog standard inside.
It doesn't look like any money has been spent on it in a long time.
The garden isnt very big and is really overlooked and underwhelming.
There is no wow factor.
I think people expect more these days and if it doesn't have it then expect things for alot cheaper.
I also thought it had gates outside of the drive but it appears it's an estate with gates.
It just looks like a normal estate and out of every window on the video all you see are houses.
I think it's the price.

Kitchen and bathrooms look very dated.
Garden needs a separate patio area and a good few £££ worth of shrubs.
Upstairs is very magnolia.

I've never found Zoopla estimates even close to accurate. We've had a valuation done by our mortgage company which came out a lot higher than that so I'm happy that it's price point isn't that inaccurate!

The house looks a bit magazine-y, i.e. not lived in. For this kind of money I would prefer a period property with character. Any hot tubs in the garden would be a minus for me. Also it’s too beige and neutral. Sorry, we just have totally different tastes in interiors, but I guess you would dislike my house. 😊 As people said, less photos of your furniture would work better. Jelly Babies, and upstairs it's All Sorts. Both by Jake Johnson. I'm not clever when it comes to art but his work makes me feel happy so we collect it!

I would say that every single house comes with compromises, so I wouldn't worry about that.

I would also say that every house has its price, and yours may be a bit overpriced, given that potential buyers would probably be wanting to update the kitchen (laminate worktops let it down, as do 'old fashioned' units) and bathrooms (those showers on plinths have had their day, as have that-shaped basins and loos etc). People will be thinking of how much they're going to have to spend to get it to how they want it. I know you have recently redecorated, but it's unlikely to be to the taste of a potential purchaser. So they'll also be weighing up redecoration costs.

Perhaps more importantly, though, the photos are not very good. All the photos at the end look as if they have been computer generated, which is very off-putting. I think you need a word with your agent. I love the piano, though!

It has a lot of space which is lovely but it's - rip out in that price range. Same for the bathrooms. You'd get a better kitchen and bathrooms with a 500k new build. The garden lacks any mature plantings and is just bare. If you really want to move I'd just drop the price by 150k. And get a new agent to do new photos. That one of the front isn't doing it any favours. This is one of those houses that might really benefit from being staged.

Souless. If it must be bland at least go for the high end hotel look.
Kitchen... laminate?? No.
It so so expensive. And doesn't sell the lifestyle of a house in that price bracket.

It’s a lovely home! I think the picture of the front door with the lights and canopy (if that’s what it’s called!) is great – looks so cosy. Echoing what some others have said, I think I’d want a bit more garden for the price but not much you can do about that. Also think the kitchen is nice but a bit dated and empty looking. The decoration isn’t for me (especially the dining room chairs, sorry!) but I know grey is popular. I also think the timing might be a factor, so fingers crossed for you!

I don’t know if this is the done thing in the £1m+ world but could you get the kitchen sprayed and update the worktop? It’s a perfectly acceptable kitchen it’s just bland. You could easily make it much more appealing without completely replacing it. New cabinet handles too.
Are you my husband? I swear you must be because that's exactly what he wants to do!

Being brutally honest, I don’t think neutral “appeal to everyone” luxury interior design is your thing. If you do it up and want to make your money back on it, enlist the help of an interior designer.

You mentioned you’re looking at Four Oaks OP- would you honestly spend £2 mill plus on a modern build there with 17 year old bathrooms and kitchen? I think that’s the nuts and bolts of it really.

Also you’ve taken the feedback here in good spirits- I hope you can work something out which you’re happy with!
