Our house has been on the market for 2 months - launching as the school holidays started which I think was a huge mistake - with what I'd describe as a handful of viewings (mostly right as it went live).

The price it's been listed at was the agent's price, not ours, and when compared with others locally, doesn't seem OTT. All the agents who came round gave similar valuations too. No viewers have said upon viewing it that it is overpriced either.

We had only one bit of negative feedback and it was only from a couple of viewers, not all - that we are overlooked from the side of our property - so we purchased some 10ft trees to allay that concern.

I'm putting myself out there with a link to see what you guys think so be gentle! Should we stay on the market or take it off for now? I should say we only went on the market as we fancied a project for our forever home and were told there was a massive opportunity in our price range as there is such limited supply.

OP, you’re wasting key selling time pulling it off the market to add nonsenses. None of this will make a difference. You will then have to wait until spring to relaunch.

Hi Op, you have a lovely spacious house and the area is good. I think your main problem is that anyone thinking of moving into a house of that much money did it already in time to get stamp duty holiday. Now there will be less people than usual wanting to move into a house of that cost. Unless you really need to sell I think you need to wait another year for market to refresh. I would plant a few perennial plants around borders and loads of Daffodil and tulip bulbs so in spring you have a pretty display if you decide to relist then. I would remove pictures of piano.

OP I know you’ve already had loads of feedback but can I ask, is it really 2,500 square feet (2,8 including the garage)? That’s what the floor plan says, and it’s one of the things I always look at first. We’re looking in this price range for a house (but not in your areas) and whilst I know EA photos always make rooms/ houses look much, much bigger than reality, I would have guessed that your house was more like 4,000 front the photos.

I hope you didn't think mine were horrible would hate to have actually upset someone this morning.
It's still a great house no matter what people say.
Enjoy doing it up and getting yourself a lovely new kitchen at least you know your house is ok and your neighbours are all fine. Smile

As others have said don’t bother respraying the kitchen, it needs to be a total refurb or nothing.

Have you thought about getting a home stager in? They’re very common where I am and if you get a really good one they’re worth their weight in gold.

No, I've just had a handful of comments that went vicious. Calling the house or perhaps the kitchen "crap". I'm OK now Grin

Hi OP, I hope my comments did not upset you, and reading back my post I see I did not focus as much the many positives your home has. I would sum it up by saying I would definitely arrange a viewing and consider an offer, and I think it offers a wonderful space for a family. On a side note, you mention you read a lot and have many books, I think it would look amazing if you could create somewhere a little library space, the books snowing, a nice comfy armchair with a floor lamp, - though I am saying this less for the sale and more because I'd personally love to have something like this! A lot of it comes down to personal preferences, and so you can take many of the posts (including mine!) with a pinch of salt, but ultimately a lot of the decor and whether the kitchen needs updating etc is not what really matters when someone is buying a property. I have no doubt that your home will sell sooner or later, most of us would be lucky to get to live in a place like this.
No you are fine. You didn't upset me. You sound a bit like me as I want to have a big library in my next house with huge velvet sofas and armchairs. That's the dream!

I'm tucked away in Scotland so anything this size in my area is like 450k 🤣
I think area of course brings your value up.. another link posted by someone else had a similar price in a home that was tiny! I'm overwhelmed 😂

No real advice as have now experience in this cost realm but when we sold our home we were told privacy was so important.. then the new owners cut down the trees 🤷🏼‍♀️🤦🏼‍♀️

Agree on the kitchen. If we do it, we'll DO IT. Not upcycle it!

Met with a home staging company and it was them who advised the colour palette you all hate. F&B Ammonite in common areas and Purbeck Stone in parts. The furniture they'd have rented us, I went out and bought and you all hate that too! Grin

I know you've taken it off the market for now so maybe not interested in any more feedback. The only thing I would say is to think carefully about who might want a house like that and decorate/photograph in line with it. Personally, I would be looking for period features and not as overlooked, I would be prepared to compromise some of the other positives your house has for those elements. So I'm not your target market: think about the things you can't change (location, nearness of neighbours, age of house) and what sort of buyer would be interested in a property like that. You could reasonably build up a demographic profile of the sort of buyer who's likely to be interested and tailor your marketing.

That’s good that they are listing it with bungalow option as I think that might be key. Are there any home staging consultants that Estate agent could recommend. Or even a friend with a good eye and some time on Instagram and trip to Homesense etc. Some up to date well chosen accessories/rugs wouldn’t cost much but make a big difference.

Yes as stated on previous page now I think, I've taken it off as we're going to start working on some of the recommendations from this thread. I am not interested in a huge price drop so we improve and try again next year and if it doesn't sell, we will enjoy it for years to come! x

They measured it, so I'm sure it's right. All the rooms are a decent size. No small bedrooms etc. The photographer has used a wide angle lens which does always make things look massive but that's common for property listings.

No you're fine honestly. The people that made nasty comments I don't think would even think of coming back with any regret! You can tell they come to Mumsnet to make others feel bad and make themselves feel bigger. On this thread, thankfully they are absolutely in the minority.

It's a really nice house IMO but I think it comes down to price.

I see it as more like a scaled-up 5 bed detached executive house on an estate, rather than a more isolated & rambling larger established house if you see what I mean?, & i'm guessing art this price (I know nothing about Sutton Coldfield) that that's the sort of property it is now competing with, so it might be sort of of stuck in an awkward middle area value-wise.

Looking at the aerial map, how much do those large 1930s ones on Featherstone road typically go for, or the houses on nearby Streetly Wood?

The agent said RightMove is adding it to all listings currently. No idea why. It's freehold as you'd expect.

Yep, washing in the machine. I have 3 children and there is ALWAYS washing in the machine. If some decides not to view based on that, their priorities are all wrong Grin

By the way, I disagree with the mantra that any house will sell if the price is right, having unfortunately had the experience of trying to sell during a financial crisis/recession. We could not sell, or even get a viewing, right down to 25% of the original asking price (as in 75% off, not 25% off), despite there being nothing wrong with the house or area.
