Our house has been on the market for 2 months - launching as the school holidays started which I think was a huge mistake - with what I'd describe as a handful of viewings (mostly right as it went live).

The price it's been listed at was the agent's price, not ours, and when compared with others locally, doesn't seem OTT. All the agents who came round gave similar valuations too. No viewers have said upon viewing it that it is overpriced either.

We had only one bit of negative feedback and it was only from a couple of viewers, not all - that we are overlooked from the side of our property - so we purchased some 10ft trees to allay that concern.

I'm putting myself out there with a link to see what you guys think so be gentle! Should we stay on the market or take it off for now? I should say we only went on the market as we fancied a project for our forever home and were told there was a massive opportunity in our price range as there is such limited supply.

Lovely home op.
After seeing the price I assumed you were near London.
I would have thought a house that price would attract a lot less buyers than say a house less than 300k that would be a first time buyers house.

Personally, if I were to buy a house that price I wouldn't want any neighbours that close. Even with the trees.

What's your area like? Good schools etc?

Grin I needed that! I've felt a bit beaten up trying to keep the place immaculate with 3 children on summer holidays so that's made me laugh. Thank you!

but unfortunately our budget was up to £300k Sad
Don't think there's much you can do apart from wait, not many buyers with that kind of budget. The house looks nicely decorated, homely but not too much clutter

I think it can only be the price. Viewers have found more for their money elsewhere, or more outside space (it does seem a bit hemmed in). What’s the competition like? What’s selling at that level ?

Looking at the market and what else is available it looks very expensive compared to the 1.1 million and the 900k house on the market locally.

Have prices really risen that much since 04?

I think it’s the price op. I think it’s over priced quite substantially looking at sold prices in the area. Suspect you know that too.

I can't help on price for that area. I just wonder if it looks too empty and lacking in personality. Its like a show home.

It's a lovely house. I feel the kitchen lets it down though. It looks dated and unfinished. Why is there nothing above the oven?

It's been kept very well though and the garden is beautiful.

Your house is lovely op.
My only criticism and it's not really a criticism is the lack of flowers in the garden. I love a garden full of flowers but appreciate many don 't.

The area is fantastic. Properties on the road outside our gated cul-de-sac are mostly 7 figures and it's regarded that being on the private road commands a premium. The whole road is a garden grab so unfortunately the size of the garden and proximity of the houses at the bottom of the garden and to the left side of the house are the compromise. If you scan rightmove within a 3 mile radius, you'll see that actually even 4 bed houses are up for way more than ours! There are quite a lot of 5 bedrooms going for £2-3m!

Locally there are some great state and private schools, a fantastic and very large park/nature reserve and excellent commuter links. We are absolutely staying very local as it's a truly wonderful place to live.

It's a lovely house Op, I think your problem may be that not that many people are in your price range so you have to wait longer for the right one.

If I'm going to be extremely picky (because you asked!). I think you've over decluttered in a few of the rooms, like the kitchen and bedroom, and it looks a little sterile.

There are too many photos. It’s photo seven before you even get inside. My eyes rolled half way down the street at the photo of the house name!

It looks like you are trying to sell the things in your home rather than the home itself.

The price will likely be wrong now the market is cooling for very expensive houses after the stamp duty holiday. The stamp duty on your house is around 70,000! Quite a sum and needs to be considered if you want to sell

Bless you! Means a lot for you to say that!

The clutter was brutally snatched from my hands by hubby and either taken to the tip or put in the loft! I am glad to get a nice comment as decluttering was HARD!

Unfortunately it is probably out of the realms of affordability for most people at the current time.

That said if I had 1.3 mill to spend on a house I agree with the poster above. I wouldn't want neighbours but also I wouldn't want to be that close to a main road.

Have the agents given you any idea how buoyant the market is in your area? Have you seen how fast/slow similar houses are selling?

There are no obvious reasons why it hasn't sold in my opinion based on the condition. So it's either market condition or the price

The do-er uppers are selling! We offered full asking on a property that definitely needed knocking down. It was beyond repair really. That was well into 7 figures and got loads of cash offers and went well above the asking price!

The "hemmed in" I can't really fix given the properties are on a garden grab. Unless anyone here has a genius idea?

I’d ask the estate agent to remove the photos of the garden where you can see your neighbours’ windows. I assume that’s where you’ve planted the trees?

I don’t know anything about the area but you seem confident in the valuation, the property market has massively slowed since stamp duty ended so it could just be that. Also prices rose phenomenally during the tax holiday and people aren’t willing to pay as much because they have to pay tax too. I’d look at house sold prices a year ago and see how different it is?
