Kitchen extension

I realise that this is a 'how long is a piece of string' type question, but we are looking at a house purchase. Most of the house is gorgeous, but the kitchen is tiny (6x8).

There is room to extend lengthways and possibly width ways. Does anyone have any experience of this sort of thing and how much it would be likely to cost?

We are doing ours and it's about £80K. 2 big sliding doors, flat roof, 2 lanterns. It's also got a huge steel in it holding the back of the house up. Ours is a 100 year old stone built house which increased the cost. that doesn't include the cost of the new kitchen.

It massively depends where you are in the country! I'm in London (Zone 2) and starting work on ours next week (Victorian terrace, side return). It's costing a lot more than PP's, unfortunately.

You'll need to try and ask people who live close to you and who have done something similar recently, prices have gone up hugely this year (and continue to do so) so you should think upwards of what people tell you.

ours ended up costing £3000 per m2. which accounted for a few big steels and 5m bifolds.

We just had extension quotes for. 3x5 extension to the back of the house, remove a chimney breast, build walls for a downstairs toilet and utility.
It came in at £68k and that obviously doesn't inc the kitchen, toilet fittings etc etx...we decided not to go ahead as it really wasn't worth it. We are going to move instead!

Were looking at a kitchen extension of 5m x 5m. Anticipate it will cost about 80k

stormelf · 10/09/2021 18:27

We extended ours 5 years ago which cost £30k. Extension was 4m x 8.5m across back of the house and we needed a huge steel to hold up the original back of house as the knock through is about 5m wide. This was just for a flat roof (no lanterns as may extend up in the future). It was only to first fix level as we finished everything else as well as building our own kitchen out of scaffolding boards and pallets.

We're doing ours at the moment, basic build with electrics (not plumbing or kitchen or flooring etc) was quoted £38k 2 years ago but material costs and increasing crazy amounts and fast.. so now looking at about £45k for the basic build. Once all finished with kitchen/plumbing and extras we're looking around £80k. I'm in the East Midlands.

Definitely worth comparing prices as there are so many different quotes out there - when I got my extension done a few years ago the same project could cost £10-20k more depending on the company! Somewhere like conservatoryonlineprices.co.uk helps you compare them quickly and might help

Our house had a small kitchen, 12ft x 10ft. So we had a single story extension which is kitchen/diner/entertainment room, bi fikd doors and raised veranda.
Turned old kitchen into utility room., with downstairs shower room with wc. Made it such a different house. Cost us £75k, but worth every penny.

CoastalSwimmer · 17/09/2021 15:26

Prices have risen dramatically in the last year. Ours is being done at the moment and I reckon it will cost £125,000 by the time it's done. That includes all the furniture and decorating, but not the garden landscaping that will need to be done to the muddy bomb site the build has created.

mummabubs · 17/09/2021 19:34

Prices have risen by a disturbing amount in the last couple of years so maybe check to see when people are saying the work was done before logging their cost away. We're currently looking at a 6x3m extension with small bifold door and 3 velux windows as sky lights- quotes are varying between £39-60k and that doesn't include the cost of the new kitchen 🤦🏻‍♀️🤦🏻‍♀️
