Private viewing - Estate agents?

My mum has been looking for a house for ages and saw one on Rightmove she liked today. It's being marketed by an EA. Anyway, one of her friends lives fairly near the house ( although they don't know them) and said he'd go around to knock on the door to say she's interested. They owners have arranged a private viewing for next week.
Personally, it's not something I'd do or have done myself but wondered if there were any drawbacks/ things to be aware of doing this?

I think the sellers would still be liable for fees, as it's the estate agent's marketing that attracted your mum. Whether they could prove it or not is another matter and it wouldn't necessarily impact your mum as a buyer. Never done it though, so may be plenty of things that aren't occurring to me either!

The sellers need to check their contract with estate agent. One company we were with years ago stated even if we part exchanged house, sold to family or any other means we still had to pay the fee.

No drawbacks to doing this at d as LO. Obviously the seller will still have to pay estate agent fees though

No financial drawbacks for your mum, however, as PP have said the vendor will still be responsible to pay the EA their fee.

The only concern I would have is whether there are any other private viewings going on. If they were all arranged by the EA you would have a better chance of keeping an eye on things, should you mum, find the property suitable for here.

I am sure the EA won’t be too impressed if their are private viewings taking place, I am sure their T&C’s will cover this eventuality.

What are the terms of the agreement with the EA? Are they sole vendors or are there multiple agencies involved?

Thank you. She very much likes the place. I believe it is with just one agent.
